Belgravia Ace Review : The Best Strata Landed for 2022

Strata Landed


Strata Landed has been around in Singapore for quite some time. Sandwiched between landed and condominium, Strata Landed enjoys condo-like facilities and security, while having space that are associated with landed homes. You can either find Strata Landed in some large scale condomimium or standalone strata landed developments like Belgravia Ace.


Belgravia Ace




Belgravia Ave is part of the trinity of Strata landed house for Belgravia Series. The other 2 are Belgravia Green and Belgravia villas. Compared to the other two, it has the largest plot and the one that has Semi-D as the majority of landed property as opposed to terraces of Belgravia Green and Belgravia Villas.


Location



Belgravia Ace is located in D28 at the Selatar / Yio Chu Kang area, this development will be one of the last few mega FREEHOLD Strata Landed available in the market. It has a massive plot size of 290,520 sqft with only 107 houses consisting mostly of semi-d and 3 Terraces.


The advantage is that Belgravia Ace is in a landed enclave which indicates a level of tranquillity that is not often found in Singapore. On the flip side, due to its location, amenities are mostly accessible via transport. The nearest mall is Greenwich V which is about 1 km (12 min walk) away. Cheng San Market and Food Centre is 2km or 5 minutes drive.


For primary school, Rosyth School is within 2 km zoning. Nanyang Polytechnic and Presbyterian High School are also nearby.


Response


Marketing for this Strata Landed had been encouraging. Despite the recent cooling measures, it has already generated 2000 appointment for the preview. With only 107 units, it would not be surprising that it may be a sell-out.


One of the reasons could be due to the cooling measures. The cooling measures are aimed at foreigners and those with multiple properties. Given that the main target is Singapore Citizens as there are restrictions for landed properties for PR and foreigners, the cooling measures have minimum impact. Moreover, since holding multiple properties have added ABSD, buyers or investors may opt to consolidate and look for bigger units. With these in mind, it is not surprising to see a high demand for a promising project.





Here are 6 reasons why we think Belgravia Ace will be a sell-out when it launched


Design

1) Feels like a pure landed


Unlike Strata Landed developments of the past, Belgravia Ace has acres of space. With 290,520 sqft shared among 107 units, the plot per unit stands at a generous 2434 sq ft. In comparison, Belgravia Green has 82 units on 137,638 sq ft and Belgravia Villas has 118 units on 207, 611 sqft.

Among the 4m Type A would be highly sought after.




This unit has a size of 3929sqft and has 3 storeys and an attic. It lacks a basement and a roof terrace, but it has a unique feature that the others do not have - a remote autogate and parking on the 1st floor. This set up is the same as a typcical landed house and gives one a sense of exclusivity as you would be enclosed in your own private space. You can park 2 cars within your compound.

There are only 18 such units


As for the rest, fret not. You do get the bonus of a roof terrace with a family room attached (for some units) and even the possibility of parking 3 to even 6 cars. That is something you might not even get to do if you are staying in the normal landed zone. The houses are also much large compared to Type A. Type B has a size 4370 sqft and Type C has a size of 4058 sqft.


Type D which comprises of terraces has a size of 3549 sqft and 4026 sqft.





The units are on elavated land. So it means you get a vast view from the rooftop.

The plus point about strata landed is the security. You will be staying in a gated community. Moreoever each unit has their own boundary walls giving you privacy. Compared to landed properties, you do not need to install alarms or to be worried about theft when you are out on holidays.

Belgravia Ace is developed under the new Strata Landed guidelines. The old guidelines only require developers to use 30% for communal spaces. Under the new guidelines, developers are required to allocate 45% of land for communal spaces. This effectively mean you get to enjoy more greenery and facilities

Semi D PSF : 1043 psf




Compare this to the nearby Belgravia Green and Belgravia Villa, it is price at about 8% higher. However, given the unit to plot size ratio, Belgravia Ace has a ratio of 1:252 sqm. Belgravia Green ratio is 1:142sqm and Belgravia Villa 1:163 sqm. That means Belgravia Ace plot to unit ratio is 54% to 77% higher.


Moreover, it is a new project base on future pricing. Given the generous plot to unit advantage over the competitors, Belgravia Ace present a possible upside in the future.


Belgravia Ace looks set to be the ACE in the Strata Freehold Landed for 2022. We expect this to be a hot commodity during the launch. Judging by the response, it would be surprising if this is a sellout on the first weekend of the launch.
