D15 New Launch Showdown : Amber and Myer Estates

District 15 is seeing an revival of sorts. There will be at least 2 new projects launching for the final quarter of the year. The hottest zone in District 15 for new launches would be at Amber and Meyer Estates.

There are currently a total of 7 new launches around this estate. This includes Amber Sea and One Meyer that will be launched in Q4 2022. With 1282 units up for grabs, it will be a tough choice to pick one over the other.


The location of Amber and Meyer Estate is what made it attractive. Amber and Meyer Estate are located side but side. They are divided by a slip road, Tanjong Katong Road from ECP.

Developments here are mostly high rise with an orientation towards East Coast Park. If you are looking for sea views, the condos along these 2 estates are usually what one would keep an eye on. Futhermore, it is relatively close to the famous eateries along East Coast Road and within a short drive to the City. In terms of retail and supermarkets, Parkway Parade. I12 Katong and Kinex are the two closest malls to these estates. Both estates will be served by the Thomson East Coast Line network by with Katong Park serving Meyer residents and Tanjong Katong serving Amber residents.

Meyer Road is considered to be the equivalent of Bukit Timah in D15. In the condos, there are usually more space out as it is flanked by landed properties and the sea on either side. Amber Road is considerably denser but it is closer to the East Coast Road stretch of eateries and shops.

Regardless of which unit one chooses, residents can always make their way to the top to enjoy the sea view.

Base on the top 5 recent price transactions in the east, prices remains firm at 2450 to 2600 psf for new launches regardless of apartment or condo status. Amount the top 5 transactions. Amber 45 is the odd one out as it is one that has already TOP.

Given that price range, for those looking at prices, anything below $2400 for a new launch would be considered a bargain, while prices above $2650 will need something special to warrant the price range.
