New Launch Details
While the site is not officially launched, Wong Swee Chun, chairman and managing director of Hoi Hup Realty Private Limited, has confirmed that 2 luxury high-rise condominiums will be constructed. We reckoned that it might be launched in stages rather than simultaneously to avoid cannibalisation of sales and the potential repricing of the latter development.
Hoi Hup Realty has also acquired Flynn Park, and with the land bank amassed, it will probably market Thiam Siew condos separately to keep a healthy cash flow.
Price Analysis and Potential
The sale price was $815 million. With a further development charge of approximately $284 million, the land price is approximately $1488. Including 7% bonus balconies (development charge estimated $39.3m), the land price is $1440. At that price, it is expected that this will be launched at around $2400-$2800 psf. At that price, it is comparable to Freehold units in Amber Region.
Given the future development of Paya Lebar Precincts, especially with the redevelopment of Paya Lebar Air Base from 2030, the growth potential in the region is highly anticipated. It would not be surprising to see this freehold development commanding prices surpassing $3000 psf in the future.
