D15 Thiam Siew Ave Condo Review

Thiam Siew Ave condo is an upcoming new freehold condominium located at Thiam Siew Avenue. A tender of 22 landed plots was sealed by local developer Hoi Hup Realty and Malaysia Sunway.

In its place, there will be not one but TWO high rise condos with more than 800 units, according to Hoi Hup chairman Wong Swee Chun.


Thiam Siew Ave is located in District 15. It sits on a road bounded by Tanjong Katong Road and Haig Road. Located at the heart of Katong, it is near malls, schools and eateries that D15 is well known for. Here are what you can find near Thaim Siew Ave

Malls and Amenities Galore

Thiam Siew Ave is located between 2 main precincts in District 15. On one side is the Paya Lebar Central which is zoned to be a lively commercial centre under the URA master plan. Thiam Siew Ave is within walking distance to PLQ, Paya Lebar Square, Singpost Centre, Kinex and Paya Lebar MRT.

On the other side is the laid-back Katong District, a foodie paradise with eateries lining Tanjong Katong Road. Haig Market and Dunman Food Center provide more food options in the vicinity.

Haig Walk Park Connector is just a road away and connects East Coast Road, Duman Road and Geylang Serai.


For families with young kids, Kong Hwa School, Haig Girls School and Tanjong Katong Primary Schools are good options within 1 km. For secondary schools, Tanjong Katong Secondary, Tanjong Katong Girl's School, Chung Cheng Main and Geylang Methodist Schools are near the vicinity.


There will be 2 MRT within walking distance. Dakota MRT is located 750m away, and Paya Lebar MRT is located 1km away. East Coast Parkway is a short 5 minutes drive, while the CBD can be reached in 10 mins. PIE and ECP are also within a 5 minutes drive. New Launch Details

While the site is not officially launched, Wong Swee Chun, chairman and managing director of Hoi Hup Realty Private Limited, has confirmed that 2 luxury high-rise condominiums will be constructed. We reckoned that it might be launched in stages rather than simultaneously to avoid cannibalisation of sales and the potential repricing of the latter development.

Hoi Hup Realty has also acquired Flynn Park, and with the land bank amassed, it will probably market Thiam Siew condos separately to keep a healthy cash flow.

Price Analysis and Potential

The sale price was $815 million. With a further development charge of approximately $284 million, the land price is approximately $1488. Including 7% bonus balconies (development charge estimated $39.3m), the land price is $1440. At that price, it is expected that this will be launched at around $2400-$2800 psf. At that price, it is comparable to Freehold units in Amber Region.

Given the future development of Paya Lebar Precincts, especially with the redevelopment of Paya Lebar Air Base from 2030, the growth potential in the region is highly anticipated. It would not be surprising to see this freehold development commanding prices surpassing $3000 psf in the future.
