Missed the Ballot for LIV@MB? Here are alternatives in the EAST that you should check out.

LIV@MB preview launch was a smashing success.


Close to 80% of the units were sold, with 1 Bedroom and 2 Bedroom + Study selling out. The demand for 3 and 4 bedrooms was strong despite the quantum of the units.




The indicative prices sold are as follows.


  • 1Bedroom : $1,080,000 to $1,424,000

  • 2Bedroom : $1,437,000 to $2,148,000

  • 3 Bedrooms : $2,327,000 to $3,132,000

  • 4 Bedrooms : $ 3,390,000 to $3,930,000


Interestingly, despite being a leasehold, it still sold at a much higher price than the surrounding Freehold Properties. The main reasons are its location, high-end finishing, low density and excellent layout.


So if you are one of those who could not get a unit during the ballot due to units being sold or prices rising beyond your budget, here are some other options to consider.


1 Bedroom

Mori ( D14) Freehold




1 Bedroom + Study 592 sqft : $1,212,000 ($2,047 psf)

Located along Guillemard Road, Mori is seated at the city's edge. There are 137 units in a low-rise residential estate. At the time of writing, only 3 out of 27 1 Bedrooms are available. The price is lower than the cheapest 1 BR at LIV@MB


MRT: Aljunied MRT (750m) Mountbatten MRT (850m),

Primary Schools within 1 KM: Kong Hwa Primary, Geylang Methodist School


Meyer Mansion (D15) Freehold





1 Bedroom 484 sqft : $1,411,000 ( $2,915 psf)

Located in Meyer Estate. Meyer Mansion is probably the closest fit to LIV@MB. The bonus is that it is Freehold. At this price point, it is not too far off from LIV@MB, with units going above $1.4m

77@ East Coast (D15) Freehold




1Bedroom 635 sqft : $1,129,000 ( $1,778 psf)

77@ East Coast is a residential lowrise nestled at East Coast Road. Quaint shophouses and cafes lined this park on East Coast Road.

2 Bedroom

Mori ( D14) Freehold

2 Bedroom 710 sqft : $1,352,000 ($1,904 psf)



The 2 Bedroom comes in a 2 Bedroom 2 Bathroom configuration. Some of the units of this configuration went as high as over 2 million. At prices from $1,35m, Mori 2 Bedroom looks like a steal.

Urban Treasure (D14) Freehold



2 Bedroom 646 sqft : $1 270,600 ($1,967 psf)

Urban Treasure has full condo facilities, including a Tennis court. There are acres of space with only 237 units on 111,734 sq ft. Located near Paya Lebar Airbase, it is prime to be at the edge of the Paya Lebar rejuvenation. There are also a handful of primary schools in the vicinity, including Maha Bodhi School.


MRT: Kaki Bukit MRT (550m) Ubi MRT (650m),

Primary Schools within 1 KM: Maha Bodhi School, Telok Kurau Primary School, Eunos Primary School.


La Mariposa (D15) Freehold



2 Bedroom 689sqft : $,319,600 ($1,914 psf)

If you still want to be in D15 vicinity at a bargain price, La Mariposa will be a good choice. Located in the landed enclave of Joo Chiat, you have the rich Peranakan heritage at your doorsteps.

Primary Schools within 1 KM: CHIJ (Katong), Haig Girl's School, Tanjong Katong Primary School



Coastline Residence (D15) Freehold



2 Bedroom 710sqft : $1,971,600 ($2,776 psf)

Stay close to East Coast Park at Coastline Residences. There are 4 available units, and they are all located on the high floor, providing both a partial sea view and a city view. The units are West facing.

Meyer Mansion (D15) Freehold



2 Bedroom 689 sqft : $2,094,090 ( $3,039 psf)

The quantum of the 2Bed 2 Bath at Meyer Mansion falls squarely on a similar 2 Bed 2 Bath at Liv@MB. Despite the smaller size, the barbell layout is efficient layout. With some creativity, you could even have 2 master suites in the same unit. Definitely worth checking out as it is in the same prestigious Meyer district.

3 Bedroom & 4 Bedrooms

While 3 Bedrooms and 4 Bedrooms are still available at LIV@MB, at the price point of above 3 million, buyers may want to explore other parts of the EAST to weigh their options. We will assess units that are below $ 3 million and $3.5million in D15 as alternatives to LIV@MB


Royal Hallmark ( D15) Freehold



3 Bedroom 797 sqft : $1,740,000 ($2183 psf)

4 Bedroom 1,130 sqft : $2,145,000 ( $1898 psf)

A boutique development with 32 units. This is the only new launch that is priced below $2m. Located at Haig Lane, it is close to amenities at Eunos and East Coast Road

Baywind Residences ( D15) Freehold



3+ 1 Bedroom 969 sqft : $2,085,000 ($2152 psf)

This boutique residence was launched at the same time as LIV@MB. It is priced well, given the location and size. The location has a handful of popular primary schools.


MRT: Marine Terrace MRT ( 800m)

Primary Schools within 1 Km: CHIJ (Katong) Primary, Ngee Ann Primary, St Stephen School, Tao Nan School


One Meyer (D15) Freehold



3 Bedroom 926 sqft $2,333,000 ($2,519 psf)

Located directly opposite Katong Park MRT, One Meyer is just a stone's throw from LIV@MB. At a similar price to 3 Bedroom in LIV@MB. It is a steal.


MRT: Katong Park MRT (50m)

Meyer Mansion (D15) Freehold



3 Bedroom 1,109 sqft : $2,92,770 ( $2,634 psf)

With 3 Bedroom going for under $3 million, Meyer Mansion would make a viable alternative to LIV@MB. It will be hard to ignore this, given that it has similar attributes to LIV@MB. Astute investors would definitely put this high on their property list.


MRT: Katong Park MRT (500m)

Amber Park (D15) Freehold



4 Bedroom + Study 1,302sqft : $3,142,000 ($2,413 psf)

Located in Amber District, Amber Park is a much bigger development than LIV@Mb at 213,673 sqft. It boasts a Skypark that has a 360-degree panoramic view. Price from $3,142,000, it is much cheaper than LIV@MB. The main reason will be the size. Nonetheless, even from $2400 psf, it is considered well priced. A high-floor unit (17th floor) is priced at $3,327,000. The good thing about the layout is that it does not have a bomb shelter or a yard space. Instead, it has a utility and a smaller balcony.


MRT is just a 3 minutes walk away, and Parkway Parade is just around the corner. This should be high on the list for those looking at 4 Bedroom.

Judging by how units are moving the day after the close of the ballot for LIV@MB, we reckon that these prices would not last long. Get it before it is gone!
