LIV@MB Review: Prime Location with Unblock Views and High Rental Potential

LIV @ MB is an upcoming new freehold condominium located in the prestigious Mountbatten district. Located on Arthur row, it stands on the stretch of road for Katong's "Millionaires' Row", a place where plantation owners and wealthy merchants of the past built their bungalows and weekend homes. Walk along the stretch and you can still see remnants of opulent homes such as the Butterfly House and other grand mansions along the way.

Access towards the City will be via Nicoll Highway or MCE. The reverse route will include the ECP that will take you home from MBS in about 7 mins. This connectivity also signals the potential of rental clients, especially expats working at Marina Bay. East Coast has always been a popular destination for rentals. With the upcoming Thomson-East Coast line, it will only make D15 more attractive.

With a plot ratio of 2.1, Katong Park Towers translates to $1280 per sq ft per plot taking into account of $60 million.The Preview Price Guide starts below $2100 for 3 Bedroom and up to $2,292 for 2 Bedroom. This is much lower than the expected $2200-$2400 range.






It is interesting to note that the closet competitor at Jln Tembusu was sold at $1302 psf ppr during this year's GLS site sale. Furthermore, Duman GLS is up for bids and is expected to break the price record of Jln Tembusu. Both lands are in a 'less' desirable part of D15 when compared to LIV@MB. If Bukit Sembawang Estates plays the card right, LIV could potentially be a hotcake when launched.



Currently, there are 3 other new launches that are in the vicinity. These developments are Freehold in comparison with LIV@MB. Price-wise, LIV@MB has the potential to be launch at a lower price point, giving opportunities to those who are keen to live in Meyer region but am currently priced out of Freehold properties there.
